To prevent environmental contamination, the tenant must
ensure compliance with all municipal requirements at their
own expense and must also adhere to the following
conditions: A) The used oil tank must have a tray with an
absorbent material underneath and must not be located
outside the building. B) The floor must be free of oil; any
spilled oil must be cleaned up immediately before it enters
the drainage system or is absorbed by the concrete floor.
C) If any part of the vehicle containing oil is removed, it
must be placed on the tray with the absorbent material, not
on the floor. D) No diesel or gas fuel should leak onto the
floor or asphalt; any spilled fuel must be cleaned up
immediately. E) The tenant must not use compressed air on
any parts that may contain diesel/gasoline or any flammable
substance. If the above conditions A-E are not met, the
landlord may terminate the lease, and the tenant will be
required to compensate the landlord for the cleaning costs.
F) Vehicles missing body parts or appearing incomplete or
abandoned in any way must not be parked outside. All
vehicles parked outside must be able to be moved at any
time if necessary. No used tires or waste may be stored
outside the building or left outside overnight. If the
above condition (F) is not met, the landlord may remove the
aforementioned items, and the tenant will be required to
compensate the landlord for the cost. G) To avoid any
potential conflict between neighbors, NO paint or aerosol
product may be applied using a spray gun inside or outside
the building. Aerosol cans may be used responsibly. H) The
tenant must not create any access points for snow removal
operations. I) Workshop walls without metal cladding must
be painted from the floor to a height of 6 feet with
washable paint, or any type of metal or plastic cladding
may be used to facilitate cleaning. J) The front portion of
the premises facing Maloney Blvd. must remain a showroom or
office and must not be used for storage or repair
activities. K) The tenant must inspect the garage doors
upon taking possession of the premises to ensure they are
in good working order and undamaged. The tenant is
responsible for the maintenance and repair of the garage
doors and related equipment and must ensure they are in
good working order at the end of the lease term. Should any
repairs be required or a part need replacing, the tenant
must notify the landlord to ensure that the parts are of
good quality.
